Beacon Capital Partners has instructed Jones Lang LaSalle (JLL) as sole agent to sell 200 and 214 Gray’s Inn Road, central London. The property generates an annual rent of £8.9m. The sellers are inviting offers of more than £140m.

Andrew Hawkins, director of JLL’s City investment team described the Grade A properties as “iconic” and some of the best office buildings in London’s midtown. “They offer excellent reversionary potential with over 87 per cent of rent reviews due during the next two to three years, during which time rental growth of 20 per cent is forecast in London’s Midtown,” he said.

The properties, designed by Foster and Partners were built in 1990, broadcaster ITN use 200 Gray’s Inn Road as its corporate headquarters. The building provides nearly 250,000 sq ft of space with a virtual freehold and has recently undergone an extensive refurbishment programme including a new modern double height reception as well as the vast galleried atrium at the core of the building.

The adjoining building, 214 Gray’s Inn Road, provides more than 45,000 sq ft of space including 85 car parking spaces bringing the total size of the site to 1.26 acres.
