Test Valley has it all

Test Valley tells Estates Review why it has potential to be one of the most exciting development areas in the country

 

Test Valley offers an exciting combination of economic vitality and environmental quality – major new development opportunities with beautiful countryside, historic villages and lovely market towns. Test Valley is a perfect environment to live, work and enjoy life. Test Valley is western Hampshire and also offers excellent communications.

The M3 corridor and M27 provide access from London to the coast and New Forest and Southampton Airport is just a few minutes away. The A303 and A34/M40 provide excellent links from Andover down to the West Country and up to the Midlands. Test Valley is just over one and a half hours away from London by train and even less to Heathrow Airport.

It is no surprise Experian chose as the by-line for our new long-term economic strategy “The Centre of Things” because Test Valley is within 30 minutes drive of over one million people and 50,000 employment areas accounting for over 600,000 jobs.

Renaissance Andover
Andover is our main town. Its population of 40,000 is forecast to grow by a quarter within the next 20 years and its 25,000 jobs will continue to increase as the local economy develops.

A new cultural venue at The Lights – Andover Vision – offers a new cinema above Asda’s first store on stilts and a new mixed use scheme in the heart of the town centre – Theatre Plaza – which includes hotels, restaurants and apartments. A third phase of environmental improvements will integrate the new facilities via a river side walk with Andover’s historic high street.

A brand new Andover College will soon take shape courtesy of a £35m investment from the Learning and Skills Council. Andover Colleges’ new association with one of the foremost land-based colleges in the country, Sparsholt College, brings with it not only access to a wide range of new skills training courses in academic and vocational areas but also a wealth of higher education opportunities.

On the edge of the town 1.5 m sq ft of mixed commercial floor space with the potential to create 2,500 new jobs is proposed on Andover Airfield. It includes a regional distribution centre, hotel and office space.

Across on the eastern side of town, Walworth business park is the subject of ambitious plans. Owned by the council, the business park will benefit from a series of environmental improvements followed by a partnership initiative involving a major investment fund. Already and ahead of that process, UBS Global Asset Management (UK) Ltd is refurbishing and redeveloping 300,000 sq ft of B1, B2 and B8 buildings for existing and new occupiers.

Southern hospitality
In the south of Test Valley Ordnance Survey will soon be welcomed when it moves its HQ to the 750,000 sq ft Adanac Park, just off M27/M271. Ordnance Survey represents the first of a series of major occupiers of this B1 campus development which will generate 5,000 jobs.

Just two miles east along the M27 motorway lies the University of Southampton Science Park – It is home to more than 60 companies, employing 900 staff in 340,000 sq ft of space.

Visitors are welcome
The River Test is known all around the world for its trout fishing. Broadlands, Romsey’s impressive Norman Abbey, the National Trust’s Mottisfont Abbey and Thruxton’s famous race circuit are just some of the attractions on offer. Family-run Bed and Breakfast, comfortable hotels and a wealth of local produce means that the real taste of Test Valley is easy to find.
